Do Home Inspections Include the Sewer Line?

The short answer

No. A standard home inspection is a visual examination, and the sewer lateral — the buried pipe running from the house to the street — cannot be visually examined. Your inspector will run fixtures and note how drains behave that day, and their report almost certainly carries language excluding underground sewer piping. The pipe that can produce the single largest surprise bill in the house is the one system nobody looked inside.

What the inspector actually does

A good inspector runs multiple fixtures, watches for slow drainage, and flags symptoms — gurgling, backups, staining around floor drains. That's real information about that hour of that day. A lateral that's 70% blocked by roots drains fine for a 3-hour inspection with two people in the house, then meets a family of five doing laundry.

Why the exclusion exists

It's not laziness — inspectors don't carry sewer cameras, and the lateral is legally and practically a separate system. Whatever condition that private pipe is in on closing day becomes the buyer's condition.
