What Is Orangeburg Pipe — and Does Your NJ Home Have It?

The short answer

Orangeburg is sewer pipe made of wood fiber pressed with coal-tar pitch — essentially engineered tar paper in tube form. It was cheap, light, and easy to install during the postwar housing boom, roughly 1945 through the early 1970s, and it went into thousands of New Jersey laterals. Unlike clay or cast iron, Orangeburg doesn't crack — it softens, blisters, and slowly deforms from round to oval until the walls collapse inward. Most of it is now decades past its intended life.

Why it fails the way it does

Moisture is the enemy of a fiber pipe, and a sewer lateral lives in moisture. Over decades the walls absorb water, lose stiffness, and the soil load above squeezes the pipe out of round. The interior layers delaminate and blister into the flow path, snagging paper and solids. The failure is quiet for years — recurring slow drains, a clog that keeps coming back — and then it isn't.

Which NJ homes are candidates

The material tracks the construction date. If your home went up between the mid-1940s and early 1970s, Orangeburg is on the suspect list — especially in the postwar development belts. The only way to know for sure

You can't identify Orangeburg from the surface, and permit records rarely say. A sewer camera inspection settles it in half an hour: on screen, Orangeburg has a distinctive look — no bell joints, visible delamination, walls going oval — and the recording documents exactly how far along yours is. Deformation is measured, not guessed.

Found it — now what?

Orangeburg that's still round can sometimes be relined before it deforms too far; pipe that's ovaling is on a countdown that only excavation or bursting resets.
